For more than 60 years, it was the home of the Mr. Christie's factory. The 28-acre project was purchased by First Capital in 2016, and when the site was demolished in 2017, anticipation began to build as there was talk of a mega project taking the factory's place. Through engagement with the community in 2018, feedback was gathered and it seems that the project is moving forward as an Official Plan Amendment Application (OPA) has been filed in October 2019.

The master-planned community of residential, commercial, retail and office spaces, parks and gathering spaces will propel Humber Bay to become a world-class destination. The addition of a much-needed GO train station and transit hub will unquestionably raise the area's values. The project will further cement Humber Bay's status as the place to live, work and play.

The proposed preliminary plans include:

An integrated Park Lawn GO/TTC station;
A transit loop that runs through the community
The delivery of approximately 42,500 square metres of commercial space across a range of types, shapes, and sizes including a Market Hall and covered retail Galleria of street related retail, entertainment and eating establishments, and community-serving shops; a primary gathering space connecting people to places;
The delivery of approximately 7,500 new residential units – creating an attractive community at the heart of the Humber Bay community;
The delivery of approximately 42,500 square metres of office space creating a true mixed-use community where site and area residents can live, work, and play;
The delivery of approximately 20,500 square metres of hotel and affiliated commercial space;
Improved road, cycling and pedestrian infrastructure to mitigate traffic concerns and create greater connectivity
Over 25% of the site dedicated to parks and open spaces, with the Mr. Christie water tower being incorporated into a new public park;
Up to 3,500 new jobs, creating new opportunities for residents to work closer to home
